DFW Seasonal Home Maintenance Checklist
Quick tasks for North Texas homes. Check them off each season. When a task looks unsafe or beyond your comfort level, call a licensed pro.
Spring (Mar–May)
Storm and hail season
- Walk the roof line from the ground and look for missing or damaged shingles after storms
- Clean gutters and make sure downspouts drain away from the foundation
- Replace the HVAC air filter and schedule an A/C tune-up before summer
- Test sprinklers and fix broken heads or leaks
- Check window and door seals for gaps
Summer (Jun–Aug)
Extreme heat
- Replace the HVAC filter every 1–2 months during heavy use
- Rinse debris off the outdoor A/C unit and keep 2 feet clear around it
- Water the foundation perimeter evenly during dry spells to limit soil movement
- Flush the condensate drain line to prevent backups
- Check attic ventilation and insulation
Fall (Sep–Nov)
Prep for winter
- Flush the water heater to reduce sediment buildup
- Clean gutters again after leaves drop
- Test smoke and carbon monoxide alarms and replace batteries
- Have the furnace or heat pump inspected
- Clean the dryer vent from the dryer to the outside wall
Winter (Dec–Feb)
Freeze protection
- Insulate exposed pipes and cover outdoor faucets before freezes
- Disconnect garden hoses
- Know where your main water shut-off is and make sure it turns
- Drip faucets on exterior walls during hard freezes
- Check the garage door auto-reverse and safety sensors
