Warning signs
- Shingle granules collecting in gutters or at downspout outlets
- Missing, curled, cracked, or lifted shingles visible from the ground
- Dark streaks or sagging areas on the roof plane
- Rusted or separated flashing around chimneys, vents, and valleys
- Stains on ceilings, in the attic, or around upstairs windows
- Daylight visible through attic decking
DIY vs professional
From the ground, binoculars and a phone camera will tell you a lot, and the attic is a safe place to look for moisture, staining, or daylight. Walking a roof is a fall risk, and steep or wet roofs, active leaks, and storm damage claims belong to a licensed roofer.
Cost level
Inspections are commonly low-cost or free with a repair estimate. Minor shingle and flashing repairs are usually moderate; full replacement is a major project.
Repair or replace?
Localized damage on a roof with years of life left is usually a repair. Widespread granule loss, repeated leaks in different areas, or a roof near the end of its service life pushes the decision toward replacement.
What happens if you ignore it
Water that gets past the roof does not stay in one place. Decking, insulation, drywall, and framing absorb it, and mold can follow — turning a small repair into a multi-trade restoration bill.
