Why is my roof bigger than my home's footprint?
Pitch. A 1,500 sq ft footprint with a steep 10/12 pitch is closer to 2,000 sq ft of actual roof. The steeper the roof, the more material and labor required.
Should I tear off the old roof or layer over?
Always tear off if budget allows. Layering hides damaged decking, voids most warranties, and adds dead weight. Code in many areas now prohibits more than two layers.
Does insurance cover roof replacement?
If damage is from a storm event (hail, wind), often yes — minus your deductible. Age-related wear is not covered.
